Calgary Market Update

The number of condos sold in July in Calgary metro are up from the same time a year ago according to figures released by the Calgary Real Estate Board (CREB) last week. The number of condo sales for the month of July was up 31% over July 2008. "We are continuing to see market improvement," says Bonnie Wegerich, President of the Calgary Real Estate Board. "Confidence has definitely returned to the housing market. We've also seen prices start to lift gradually from their lows." To view the July 2009 CREB Stats, click here.

We hope you are enjoying your summer! Ours has been busy with sales going strong at Waterfront. With 24 homes sold in June and July it is clear that Waterfront is Calgary’s premier community.

Construction Update   

Construction is well underway – if you have had the opportunity to view the site recently you will have noticed the abundance of activity. Waterfront is above ground and growing! At this time, we are completing work on the 2nd floor of our first tower and will be moving to the 3rd floor shortly. We are also completing the main floor of the parkade. Construction is on schedule and your beautiful community is rapidly taking shape.

We hope you had a chance to enjoy the outdoors this summer. We've been entertained by the ducks in the river and the rabbits in the garden from our patio at the Discovery Centre, and waving to the folks as they tube down the river. It was also good to connect with many of you again at our Stampede event and when you stop by the Discovery Centre with friends and family.
 
We are happy to report that over the spring and summer, 32 additional families have joined the Waterfront community as your neighbours and we continue to host new visitors every day.
 
If you have come by the site lately, you will see that construction is on schedule and the first tower is making its presence known on Riverfront Avenue SW. At this point in time, we have begun forming the columns and other vertical elements of the eighth floor of the first tower. The backfilling operation is in progress around the outside of the parkade, and the parkade itself is almost complete. Our first windows will be arriving in the beginning of November, with the interior work scheduled to begin during the first quarter of 2009.

Construction Update
 
Now that spring is emerging from beneath the snow, we are sure many of you have had a chance to drive by the site and check out the progress. Construction is moving along smoothly and Waterfront is becoming a prominent fixture in the Calgary skyline.
 
We are currently forming the columns and vertical elements of the 23rd floor of the first tower. The backfilling operation around the outside of the parkade is almost complete, and the parkade itself is 95% complete. Windows are being installed on the 8th floor, with the interior rough-ins completed to the 4th floor.

Waterfront Sales Update

The Waterfront Construction Team is very excited about the rapid progress of the first tower. Exterior windows are now installed to the 16th floor, interiors have been framed up to the 11th floor and the full complement of interior finishes is now beginning to complete on the lower floors. Tower Two is on schedule to reach grade in the fall.

Calgary Market Update

The number of condos sold in June 2009 was up 33% from the same time last year, and up 13% over May 2009. Affordable prices, low interest rates and pent-up demand have all been factors in seeing a return to a balanced market. "Should this trend continue, I think we can confidently say the bottom of the market has come and gone," said Bonnie Wegerich, President of the Calgary Real Estate Board.
